Interest Rates Still Near All Time Lows

If you are looking to buy a condo on Table Rock Lake, it can be confusing and frustrating trying to find info about all of your options in one place.  With that in mind, I have compiled a list of popular condo developments on Table Rock Lake below (Note: The condos are listed by location from east to west — from south of the dam near Big Cedar west towards Kimberling City.  There are few choices for condos west of Kimberling City):

D’Monaco – Luxury development with only a handful of units. Located just west of the Hwy 86 bridge.  On site slips, restaurant, and fabulous pool.  Some units also have private hot tubs.  Most expensive condos on Table Rock Lake.

Paradise Point Resort – Though the majority of units were recently purchased by Big Cedar Lodge, there are still quite a few units privately owned.  Amenities include indoor rec facility, on site launch and boat slips, courtesy dock, and large community pool.  Some owners decide to offset holding costs by renting their condos to vacationers on a weekly basis.  Great views from top level units, while lower floors often have views blocked by trees on Corps of Engineers take-line (shoreline).

The View at Emerald Pointe – One of the newer developments at Emerald Pointe, one of the largest master planned developments on Table Rock Lake.  Large units and great views of the main channel.  Use of on site pool as well as Emerald Pointe amenities including drydock.

Emerald Pointe Condos – The orignal condos at Emerald Pointe — the pink building overlooking the main channel.  Smaller units than the newer condos, but this is typically reflected in pricing.  Pool on site, as well  as other Emerald Pointe amenities including drydock.  Great views from upper floors.  Condos can be used for nightly rentals.

The Towers at Emerald Pointe – The third condo development at Emerald Pointe.  Right next to the drydock and courtesy for easy access to boating.  Also has its own pool and access to Emerald Pointe amenities.

Emerald Bay Yacht Club at Emerald Pointe – Cove view units (2 to 4 bedrooms).  Many units built in the mid 1990s.  Private on site slips or use of drydock are great for boat storage.  Can be used for nightly rentals.

Vickery Resort – Small condo development on Poverty Point adjacent to Table Rock Lake State Park. Situated in a quiet residential setting.  Only 24 or so units.  On site dock and pool, with launch just down the street.  Management company on site manages nightly rental if desired.

The Majestic at Table Rock – Large modern condos built by the team behind the successful Branson resort, Thousand Hills.  Great main channel views of dam and Chateau on the Lake.  Close enough to Branson to be involved in the action, but otherwise could be just a lake place if not interested in Branson.  On site boat slips and nightly rental program available if desired. Nice pool overlooking the lake.

Royal Vista – Luxury lake view condos near the top of Stormy Point Road.  Huge panoramic views, but no lake access or slips.  Amenities include clubhouse and pool.

Celebration Cove – Lakefront condos on Stormy Point Road.  ICF concrete construction for great longevity.  Boat slips on site as well as launch.  Pool is nice for relaxing on a sunny summer day.  Weekly rental is permitted but no management on site.

Sunset Cove Condos – Quiet condo community at popular Sunset Cove.  Awesome clubhouse with indoor pool.  Slips and launch on site for ultimate convenience.  High vaulted ceilings available on top floors.  Nice views from decks. No nightly rentals allowed.

Treehouse Condos – Development is mostly older units, but a new building of luxury units is nearing completion as of 3/23/2011.  Nightly rental program is available.  Steep grade to water’s edge but that same slope is what gives Treehouse its great panoramic views.  Very affordable prices.  Pool on site as well.

Rockwood Resort – Small development of 4 buildings on the east side of Indian Point, just south of Treehouse Condos.  Three bedroom units are well appointed and can be put in nightly rental program which seems to be a popular option.  Nice 12 x 30 slips on the lakefront to accomodate larger boats.  Zero entry pool and clubhouse on site for relaxing when not out enjoying the lake.

Rock Lane Resort – Located on Indian Point.  Plenty of boat slips and great amenities including pool and on site restaurant.  If you don’t have a boat you can rent one at Rock Lane Marina or purchase a membership to Branson Boat Club.  Nice views from units as well.

The Village at Indian Point – Located in resort setting on Indian Point.  Rustic Ozark feel to the property.  Units can be put in nightly rental program.  No on site boat slips but Indian Point Marina is just down the street.  Also convenient to Branson and all it has to offer.

Table Rock Condos – Small development with nice views and situated in residential setting.  No slips or launch on site but only a very short distance to Indian Point Marina.  Similar floor plans to Rockwood Resort and also has nightly rental option managed by the same company as Rockwood.

Stillwaters Resort – Condo development managed by Stillwaters Resort.  Great nightly rental program in place for potential income.  Slips available for lease when owners are using their respective units.  Located on Indian Point.

Lantern Bay Condos (Eagle’s Nest Resort) – Affordable condo living on Table Rock.  No lakefront amenities, but only a few miles to Indian Point Marina.  Successful nightly rental program with management on site to generate income when not in use by owners.  Pool  site for enjoyment by residents and vacationers alike.

Schooner Bay Landing Condos – Community features 2 pools and a clubhouse.  Nice views from most units.  Built in the early 1990s.  Affordable pricing for lakefront units.

Pointe Seven – Luxury condos just south of the Kimberling City bridge on Hwy 86.  Nice views and the development exudes refined elegance.  Quality construction by the same team behind Morelock – Ross Construction of Springfield.  Slips and pool on site.  No nightly rentals allowed.

Ozark Mountain Resort – Whole ownership component to timeshare resort developed by Silverleaf Resorts.  Excellent amenities and located just south of Pointe Seven.  Convenient access to Kimberling City and resort is situated right on the lakefront.

Paradise Landing Condos – Established development on the west side of Hwy 86 south of the Kimberling City bridge.  On site boat slips within one of five community docks.  Affordable price points for lakefront living.

Branson Foreclosures Starting to Heat Up

Branson Real Estate Sales Officially Up in 2010

I was thumbing through some sales data yesterday and came upon some interesting numbers.  Sales in 2009 were around 1,100 units and that number has risen to around 1,350 units in 2010…a rather nice gain year over year.  I project that the number of home sales will be higher again in 2011, but not materially.  However, some sellers are finally capitulating and some buyers are finally convinced that prices in the area are not going materially lower in the near future so only time will tell.  For now though interest rates are excellent and if a buyer is motivated to act quickly to buy the right piece of Branson real estate, nice deals can be had.  Just my two cents.

Interest Rates Hit 6 Month Highs

Rates on fixed rate 30 year mortgages rose for the fourth straight week, hitting 4.61 today.  That’s up from the 4.17 percent record lows of just a month ago.  While I won’t go into a long diatribe about why rates are climbing, I will voice my opinion that if you are looking to buy a home and will need a mortgage it would behoove you to take action as quickly as possible.
